Six Signs Your Water Heater Is About to Fail

A water heater rarely fails without warning. It usually gives you weeks or months of signals first, and catching them early is the difference between a planned replacement and coming home to a flooded floor.

The first sign is running out of hot water sooner than you used to. As sediment builds up in the bottom of the tank, it takes up space that used to hold water and insulates the burner from it. The heater works harder and delivers less.

The second is noise — popping, rumbling, or banging from the tank. That's the sound of water trapped under a hardened sediment layer boiling and forcing its way out. It means the tank is running hotter at the bottom than it should, and that heat stress shortens its life.

Third is rusty or discolored hot water. If the cold side runs clear and only the hot is brown, the corrosion is inside your tank. The anode rod that was supposed to protect it has been used up, and the tank lining is now the thing corroding. Hard South Florida water makes this happen faster than most homeowners expect.

Fourth is water around the base. A small puddle can come from a fitting or the temperature and pressure relief valve, both of which are repairable. But if the tank itself has rusted through, no repair will fix it — that heater needs replacing before the leak turns into a full failure.

Fifth is age. Most tank heaters last somewhere around eight to twelve years. If yours is in that range and showing any of the signs above, you're deciding between replacing it on your schedule or on its schedule.

Sixth is the pilot light or burner that won't stay lit, or an electric unit that keeps tripping. Sometimes that's a thermocouple, thermostat, or heating element — all real repairs worth doing. We'll tell you honestly which situation you're in rather than defaulting to a new unit.
